Employees and companies have to have aligned interests so that they both win and experience growing success together.Offering insurance or a piece of paper for employee or worker of the month is weak.

They are good tenant, and have expressed an interest in staying long term. and I want them to stay should I win the auction.

But that definitely sounds like a great creative win/win to use in situations where it's feasible. 

I recently did a win-win transaction with a wholesaler even though he wanted 10k more than I was willing to pay for the property on the front end.

The highest bid wins, you can typically purchase title insurance as part of the closing.

What are some basics in structuring the deal and presenting it to her so it is a win-win for both of us?

As a lender, what kind of terms(ie) points and interest rates would create a win/win for the lender and investor?

I have several people that bring deals to me and I engineer the best win / win deal to make it happen.

So far I've spent most of it chasing trustee sales that never happen, bidding at online auctions that I never win, putting in offers from the MLS that get rejected.
