@Colleen F.It’s a condo with an hoa, so my long term capital expenses I believe are fairly minimal since the hoa covers almost everything structurally and behind the walls.

, so those buyers aren't going to come check it out either, they think the home is trash (b/c they are comparing it to the $950k homes, on the assumption that if it's listed for $875k, you must "actually" think it's a $950k home, which in turn makes you appear to be a "delusional seller, so let's not waste our time on that listing" when all you actually did was list it at actual value [HERETIC!]).

Seems the dirty little trick and lazy method of debt collection is to report the credit bureau straightaway...I mean why not handle more accounts and collect on more accounts instead of wasting time picking up the phone, emailing, or otherwise tracking me down?

Otherwise, if you don't have the correct size system you will end  up with other serious issues like wasted energy, over-working the system, etc.Spend a little more for professionals and save in the end.
