I try to stay well read on the subject, but haven't ventured out to meetups as the fear of wasting someone's time creeps up on me every time I contemplate going to an REI meetup.How can I build up my own confidence and the confidence of others in me when starting out?

Ok, so first I want to say I'm not counting my chickens until they hatch, however, as this deal gets closer to closing I am left wondering what I should do with the money. 50K profit on my first wholesale deal that I joint ventured with a wholesaling company.

For smaller deals where I am working with another partner we typically just sign a Joint-Venture agreement. 

My husband and I are starting to venture further into the real estate investing.

We need a good partner/operator for this venture.

We then used debt from those properties to acquire more buy and hold properties.We then pulled the remaining chunk of equity out of the rental portfolio (to a safe 70-80% LTV) and ventured into flipping houses.

Definitely something I would like venture into!
