We always try to make a lot of repairs upon acquisition or vacating of units to prevent much deferred maintenance down the road. 2) Make sure to take into consideration what utilities you as an owner would be paying; nothing, water, common electric, etc3) I think you’re safe at 10% PM expense. 

I sent an official lease termination letter (email & physical) to the other tenant letting them no that they no longer had a least and would like them to vacate the property as of August giving plenty of  to figure things out. 

Some people do their home for vacation type rentals of one room or so and still live in the rest of the space.The rents for new units are based on the subdivision home prices.

For my vacation rental, I'm not sure where I should put my modem / router to protect it from guests. 

A newer master-planned community at Viera has new shops, hospital, school, churches, plus single and multifamily going up like mushrooms.The Port at Canaveral was recently deepened and widened to accommodate larger cruise ships & cargo can offloaded now, Space-X is busy with regular frequent launches, and the military-industrial side is hiring engineers--Northrup has its new Center of Excellence for Manned Flight.

They are going to be rentals to provide more cash flow towards my flip properties and a winter vacation!

I own vacation rentals on both the Maui Island and the Big Island of Hawaii.

So far I have not had that but I have had interrupted vacations and some other calls that were not the best timing.
