Hi, I've heard a few times from Brian Gibbons about utilizing seller concessions over rent credits.

They will run Lexis Nexus searches on you to see where your car is registered, what address your utilities are on in, where your mail goes, ect.  

If you can only get 149k and have to pay 6% commission, you are down to 22k remaining to pay finance costs, closing, utilities, taxes, insurance and your profit.

If you don't utilize yellow letters, are you mailing 6k letters/month yourself??

All utilities are paid by the tenants. 

Split the land and sell/develop into additional lots - The value here would depend on what it costs to split the land up AND get appropriate utilities to it.  

At some point in the cycle market rents will cool back down to normal levels.Stay away from landlord paid utility at all costs and tenant friendly states.

We added good lighting and the tenants find it very attractive.If making it a finished basement, cover it with luxury vinyl plank (LVP) or luxury vinyl tile (LVT) flooring, as @Steve Babiak suggests.

Does each unit have separate meters for utilities?

The typical calculators don't account for the fact that I need to live somewhere, would be paying holding costs such as utilities anyways, or that I won't be paying taxes on the gain (Yay owner occupant!).
