I bought a flip with $30k potential profit and was too eager...I hired a contractor on a friend's referral but without doing my due diligence. 

But I was so excited to do my first deal, the seller was very cordial ( we still converse about life and other things from time to time), and I jumped headlong into the deal; so I will pay on it until it is paid off and then I will resell it to an end user or another investor using owner financing.

A friend of mine and myself have been intrigued by Real Estate Investing for a while now but have really just started to buckle down and get serious about it.
