I thought discussions on Real Estate Commission Rebate Saving were comical, but for a Mortgage Broker to pull back the curtain and show all in regards to Lender To Borrower Credit to pay closing costs, and it even gets such pushback, truly exposes the level of education of some posting on BP!

He clearly has trust that I can perform, we’ve done over $1.5m in deals together, he just ultimately doesn’t want the properties and loan “in his name” when all the dust settles.

So far I was thinking: CityProperty type: DuplexExclude corporate and trust ownedAbsentee owners in and out of stateI wasn't sure about LTV or Equity % was hoping someone on here would have some advice as to the accuracy of those and if they would be applicable in my situation to use.

I personally invest in apartement complexes and the problem with these smaller deals is the economy of scales and only having 3 units bringing in all your income and what if 1 of the 3 units happens to go vacant (trust me this will happen), then your cashflow could potentially be wiped out for the entire year.
