There are great and terrible neighborhoods in BOTH sides of the city.The *city* of East Cleveland is one big war zone, but there are numerous other eastern areas and suburbs that are great to invest in, with reasonable entry points, low crime and fantastic returns. 

Not all properties on the MLS are at full market for various reasons. 

I like the option though for this reason.. so our seller has taken in all this money and of course its tax deferred..

(New carpets, Siding, Paint, maybe just a few appliances) The reason being is that many (many) people seem to forget that rental housing is incredibly hard to come by in small towns or outskirts of cities where the primary industries are medical clinics, restaurants, bars, farms, and factories.

Once you move out, whether it be after 1 year (minimum) or 2 you keep the first and turn it into an investment property (I believe its 1-2 years as a rental before its a true investment property tax-wise).

There are a lot of reasons to buy a single family home.

Reason I ask is because there are a lot of distressed properties in sub par neighborhood C- or lower.

Is it a true salaried job?

After being on both sides of listing agent and buyer's agent, it's so true that highest price is not always the best offer!
