Meaning, if you are just looking to flip then a hard money lender might be totally fine to seek out. 

Obviously if you were to put this in a calculation spreadsheet there'd be a lot more expenses than PITI and it might not cash flow depending on what numbers you put in.Overall though, it's a pretty cool neighborhood.

However, there's obviously risk that comes along with this. 

For you that may not know that is 1% of the total cost of the properties monthly rental income (example $100,000 home renting for $1,000).  

Each Partner could contribute a different percentage of the total and could be treated differently. 

It will depend on what you qualify for and the quality of each of the properties, if quality is the same and you qualify for enough a fourplex would obviously be better
