@Anthony DooleyLet's consider a hypothetical scenario your tenant on top floor one fine day decides to shower outside of the bath tub  near the toilet causing a wet subfloor and keeps doing it repeatedly until you start seeing leaky ceiling on the lower level floor, would you dismiss it with a "not too broke" argument and endure the repairs out of pocket?

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

I hired someone local who could do the boots on the ground and could handle all the stuff that can happen. ie the calls in the middle of the night from the guest "who saw a ghost" lol to the ones that have flooded the toilet.

While you're at it, put low-flow toilets in(Niagara Stealth from Home Depot uses 50% less water than a standard toilet,) and use Water Sense faucets and shower heads.Then put a clause in the leases allowing you to end the lease with 30 days written notice.
