I was looking for tips from anyone who has experience doing this.

I will look into those tips you mentioned.

You should connect with local investors and offer to help, like that you learn their tricks and way of doing things.

If you don't have the move in funds including SD, move on.  100% of the time that was the tip of the iceberg and those tenants are pretty crafty like Anjli is working through now.
