The numbers look ok but that can vary GREATLY based on the ares, the age of the building, the age of the major mechanicals, how much work will be needed once a tenant moves out to make it rent read and other misc variables.

But the market seems so high right now in my area , and almost all books that I read or podcasts that I listened are saying that "you get reach buying". 

After reading I don't know how many books on investing and financial independence I decided real estate was the answer.My life's goal is to retire while I am young enough to appreciate my retirement.

If i'm reading correct you're asking should you grab a loan for your side business while doing your regular job?

On the other hand it may cost you money if negations and reading people are not in your skill set.

I’ve been reading books/ listening to podcast about real estate, otherwise no experience at all.

I wish Google would read this.
