As an active investor, I can tell you that ( if you will be seeking financing outside of your own funds), there are few companies that will offer 'quick', 'stream-lined' funding on a regular basis in your 'own' name.

Your HELOC was lowered because the bank knows your last reported income, and your debt to income is high, so they know you wouldnt be able to pay off a higher HELOC balance (they are not accounting future possible income streams from rentals).

If not, i guess i would have to cash out, take a helluva hit and fork over all my stock in the form of cash to cover this SLC.That is, assuming you CAN pay for a secured line of credit up front ... i'm not sure about these, seems they usualy go off of income streams from existing businesses, and seems a lot wont lend on "real estate business" ... anyone have any familiarity with this?

Unless the beginner has a good solid business background and understands the effects of location, complimetary businesses, competitive businesses, legal issues, zoning issues, traffic patterns, RE management concerns and I could go on, anyone that just looks at a commercial deal as an income stream is very uninformed.
