@Anthony McEvoy Yes there is a creek about 100 feet behind the building, and part of the property is in a FEMA flood zone.

It's a 3/1 originally purchased for 100k and 110p square feet.

I've had to coordinate all the rehab/turnover work as after I signed with second PM I saw they were dragging their feet and finally they said they weren't set up to rehab distressed properties.

Inflation, the increased cost of homeowners insurance (as a result of the increased rebuild cost per square foot) as well as regularly rising HOA fees all contribute to increasing the rent.

Im also looking into getting into a note but its with a family member at a low rate to get my feet wet.

Right now I am still getting my feet wet with small multi-families locally here in Southern Vermont (closing on a 5 unit building next month to bring my total to 9 units), but when I am ready to move onto something bigger I will have to look outside my local area because there aren't many large apartment buildings in this area.
