It can be $100 to $500 an hour or more (New York ;-) Anyway, you need a basic attorney service (closings, reading contracts, advice) so it should be on the low end for your area.

The commission to the broker is paid out of the seller's side (almost always, as they are the ones who signed a listing contract agreeing to pay the broker a commission on sale of property).
