It needed everything; plumbing, electrical, HVAC, roof, windows, insulation, drywall, flooring, all new fixtures.I had to remove the entire second floor and rebuild it; 2 bedrooms and 1 bathroom.

There are multiple factors involved.One is that the opening through the floor will need to be enlarged.

Personally, I think the space used for the one beds would be better used as a single unit for that market. 10,000 usable sqft now but 12,000 added after putting in a floor

Maybe new floors.

if you put this off for too long you will be paying more in the long term by having to remove the existing and siding Exterior Siding(if you decided to go this way) - $8k+ depending on the house and local labor If you don't have the cash for the purchase, and you run into these expenses - and the repainting/flooring expenses that comes when people move out you are going to be barely scraping by.

Any suggestions are welcome..FYI it has a income rental behind it "on a separate lot" that I also own, It needs rehabbing as well , it has 2 efficiency apt on the 2nd floor 1st is a 2 car garage w/ storm cellar future plans to add a 2 bed apt to 1st floor1935 buildpurchased for 60k20-25k budget to dress up40-60k budget for additioninterior is in descent shape..rent estimate of $800+/- 2bed, 1200+/- 3 bed & garage

Total sq. footage is about 3000 with 1500 on each floor.

Refinishing cabinets, floors, and replacing most electrical fixtures.

Fast forward to now and she owes me $300 for the water bill I paid off when I purchased it and $300 for half of the rent from a few months ago ($600 total) and to top it off she presented me with a list of repairs that she wants me to take care of namely painting the house and replacing the kitchen floor and carpet, although she never gave a list to the previous owner that was charging her more rent.
