Another thing to note is in my religion they don't like interest so what ever money I borrow I would have to make them some sort of a partner.Ask $20K ( The property won't just be 20K I will also be investing some)I will be the owner of the property.

I guess if a wholesaler promises to deliver screaming deals for just signing up on an email list then shame on them and I agree with you.I just sort of smile at the irony that someone thinks they can just add themselves to an email list and they suddenly deserve the best deal on a property for no effort at all.

Normally wholesalers will have some sort of "out clause" that will enable them to cancel the contract if they can't get their "partners approval" or if it doesn't "pass inspection" within a certain number of days.
