If the numbers work for you and you've done proper due dilligence- inspections, title searches, you know what market rents should be, etc- and you still think it sounds good, go for it and shut down that other noise.

All the authorities know about it and there has never been any attempt to shut it down.Overall, when something is done for a really good cause, authorities often are human and are trying to find a way to not put up road blocks, as long as they don't get in trouble.

Exactly only those who were investors in 07 to 2010 understand what happens when credit freezes.. your average basic first time BP investor will be shut out of the market.. they simply wont be able to get a loan.. so if they have cash for sure.. if not.. they just watch from the side lines.
