Unit 1 where we live has a basement that’s rented out on Short-term rental/Airbnb (with average stay per person < 7days).

Next house was a probate that took 6 months to close : used bank financing and turned that $25,000 to $43,000 ... next we flipped a short sale.

Others might be fine with taking risk, but least by doing this a person can get an idea of what might go wrong.e) Legal document analysis: it will usually take a few days to go through the legal document properly, as almost inevitably there are tons of gotchas that either have to be explained, or mitigated with a side letter.That is the very short summary of what I do.

I then sold 50% of my 50% to another investor that pays my annual payment of 75k a year.. so long and the short of it is I ended up with 25% of this deal and zero cash in it and zero cash to hold it.

If you just do wholesaling, you would be very limited to a very specific type of deal; that is the distressed seller who is willing to sell for cash in 48 hours at 75% of retail. 

Have you looked into seller financing?

The original seller held a note for 5 years at 5% interest.
