I believe if you try to sell a house that is built before 1978 you have to provide a led based amendment saying that you are aware or not that the house is lead free.

I have a piece of land that I wanted to build to rent or build to sell. 

When the son eventually sells the house, does he have to wait 2 years starting from May or November to get the 250k primary residence capital gains exclusion?

Then after I buy the home I would sell the property to somebody else through seller financing.

My parents are considering selling their home of 35 years which they only have 70k remaining on their mortgage.

And easier to sell if needed.

@David Yandel at least 95% of agents only know how to buy-sell owner-occupied properties - which are sold on emotion.Investment properties should be bought & sold by the numbers, which most agents don't take the time to learn and actually ASSIST their clients.

Is the unit tip top, are your photos professional, is it priced accurately, does your listing have all the proper call outs and are you really 'selling' the property and putting it's best foot forward.

As a flipper, this will also be helpful to buy and sell your own houses.

Because the vast vast majority of potential sellers are homeowners (not investors or developers selling new), and will have to find another home in which to live.
