April is a GREAT time to start the rental season here and having 60 days to gut a place, put new into the unit and raise revenues.... well that's exactly my strategy - I just dont like tossing someone to the streets to do it however.Just think about the potential hard / soft costs of eviction... you can probably kiss any judgement goodby.

I don't see a problem with switching to your personal name other than possibly a seasoning requirement to truly be in your name (i.e. having it in your name for six months before being able to apply for homestead, etc).Good Luck,Scott

If I’m reading your post correctly @Eric Roth, they’re borrowing the bulk of the money from a conventional lender and obtaining the money for the down payment and reserves from you, which they plan to put in their bank account (sounds like they want to season it so they don’t have to tell the conventional lender it’s a loan).
