Does anyone have any tips on the best way to finance renovations/improvements for properties like this?

I am currently working on building my RE portfolio. 

After posting on the zillow, do I show the property to only those tenants whose credit/criminal and other background checks out?

The project dragged on for over a year, with constant headaches, budget overruns, and stress.

A lot of borrowers shop lenders for days to find the "lowest rates" just to find out 3 weeks later that the lender cannot perform on their promise.

Is there a TCPA compliant platform that lets me text on of rotating numbers and text templates to maximize deliverability?

I focus on BRRRR's and only do longterm rentals. 

If someone could give me any advice or suggestions on properties like this it would be greatly appreciated!
