Is It Possible to Buy a short sale from a family member with a different last name then mines & purchase it in a Delaware LLC ?

I have scanned through about 1/4 of the sales in our county for the last 3 years, arranged by seller name, looking for a person or company who has made multiple sales, but so far, the couple flippers I have found doing that haven't responded to me.

I currently have a 2 bed/1 bath (although could easily be converted to a 3 bed) house for sale in TN about five miles from Damascus, VA.

I know of a few 100+ acre opportunities out there.

Before proceeding, I am seeking your expertise to evaluate whether this investment opportunity aligns with sound financial considerations.

I’ve noticed there typically isn’t a deadline, but the entity that owns the property will typically accept a sale once they get an offer that meets their terms, often without warning or notice
