I wanted to know bottom line can someone advertise a home they don't own so I sent in a e mail solicitation showing the house bed bath price etc.. including assignment fee. 

He also said you could buy over the counter year-round. 

The bottom line is I would rather put the money I have in my SEP IRA into a real estate investment than have it sitting in the market as it currently is.

Thanks everyone  I tend to buy in the Southern half of the US for 3 reasons:1) you get much higher year-round occupancy rates in the South & it’s simply tough to earn a good ROI in the North if your place sits vacant for a big chunk of the year2) Culturally, the Southern half of the US seems to be a lot more accepting of STRs regulation-wise.

So bottom line lot of HML are going to get increased returns on their loans and lot of borrowers are going to see profit eroded because of these issues..

Nobody can predict the top or the bottom of the market, so you are just left waiting and never buy.

You should certainly have the option of brining in your own financing, of course you will need to investigate if there are any pre payment penalties involved as that will affect the seller's bottom line and could be the reason for the listing having the assumption option to avoid that.

I'm not an expert in that area of CA, but from what I can deduce, prices have generally bottomed out.
