I have a flip closing this week in Chattanooga TN and am having trouble locking down a good contractor to do run the project.

Most first-timers can't turn a property around that fast anyways (in spite of their rosy projections), so it's typically a non-issue.

For example, the house you like is $80k the rehab cost is $35k (new kitchen, baths, floor, roof, paint, etc).

And I much prefer to look at profit %'s rather than dollars, because it lets you analyze very different projects against each other and against very different alternative uses of your cash. 

One of these are requiring me to replace the roofs on 2 outbuildings on the property I am purchasing within 30 days of binding coverage and want a signed contract with a roofing company prior to coverage.
