I want to do this for existing properties and for some of my next deals.

Real estate here is hot due to many factors and I am interested  in the opportunity which exists.

My subsequent apartment purchases have been financed by increasing value of existing stock and refinancing. 

Use the loan that I just used to buy my first duplex in MN: Portfolio-Conventional Loan with only 3% Down Payment and NO Mortgage Insurance (yes this loan really exists).

I am unable to reach them - they are not picking up phones / nor answering the door.I would like to give them 2 options - Renew for 1 year (same terms as existing lease -- I got a standard residential lease from staples)Vacate the placeIs there any standard / legal cover letter that I can send via postal mail ? 

Asking price is 475,000 and we believe the existing mortgage to be just shy of that.  

Once a portal exists, creating an offering shouldn't be an issue.

What options have people used if say the existing tenants aren't fully moved out, or left it in a condition that needs repairs that the new tenants couldn't move in yet?
