I thought our great governor extended the moratorium in New Jersey till the beginning of January.. at least on the residential side I'm not sure about commercial properties.

Assuming you are an hourly or salary type of employee and not a commission based one all you need is two paystubs at the new job and you can qualify for a residential loan on a duplex.

I am not sure if I owned a mill if I would really feel comfortable putting a residential tree through my saw. 

Note that in Cleveland the price per unit on buildings like that combined with the difficulty in financing those types of assets leads investors to a lower ROI per unit than a 2-4 unit would net them. 8-12 unit buildings are very unattractive investments to commercial lenders, while 2-4 unit buildings will qualify for 30 year residential financing.

My main focus when I started investing was on residential properties but when the opportunity was presented to me, I taught myself how to underwrite commercial property, research the market and run the numbers.

The interest rate is higher than a residential loan, is based on 25 year amortization, and have a balloon at 5, 7, or 10 years. 

The resident is wrong.DoJ and DoT do not recognize emotional support animals as service animals, which is why emotional support peacocks cannot fly on planes.  

If I were you, I would find residential multifamily in the current market, purchase a VA, and house hack it.
