Everyone knows that Capital Gains can be put into Opportunity Zone Funds to defer taxation for 7 years.But what about if you have a mix of gains and losses -- can you elect to treat the gains as gains and invest in OZ Fund to enjoy the deferal AND treat the losses for separately and carry forward to offset additional later gains?

My second choice neighborhood is Elmhurst, and would be perfectly content in this neighborhood, though I've heard recently zoning laws have changed for the R-2 zone to restrict 3+ unrelated people from living in one unit.Any insight on financing in RI, different neighborhoods, just a hello from fellow Rhode Islanders, and any advice with the market the way it is as it relates to buy and hold house hacking in a B+ to A market.

Andrew is a sage wizard of finance in my opinion, so go with what he says.But before that I had a nationwide online bank in the end zone for closing on a cash-out refi, and they dumped me because they couldn't find a title company that would speak their same language.
