Hello, I started investing in real estate on 2017 and I have 7 properties (1 4plex, and 6 SFH includding my primary residence, ).

There are also many different ways to invest in real estate. 

Not sure what state you intend to get licensed in to start, but before you get too far along I would check with the Real Estate Commission to confirm that your end-game (AI decisions only, no human broker in the loop) will pass their muster.

My intention is to live in the basement, rent out the remaining bedroom to a long term roommate, and run the upstairs as a full time STR.I'm aware that the City of Littleton has strict short term rental regulations, but they do allow STRs as long as I have a license and I am occupying the property.  

I am currently surveying the NC market for a 3bd 2 ba home that is predicted to appreciate over time. 

That severely limited the number of lenders I could go to, so I ended up finding a loan product (that costs a premium, albeit) thru Velocity Capital Mortgage that allows fully-amortizing or IO payments (for first 10 years) which will help me build cash flow and accrue title seasoning while I find the right time to pull the trigger on a fully-amortizing DSCR product Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Are there time limits to this?
