@Ryan Lee   The 60 day seasoning period is really more of the max bank statements that would be required for underwriting would be 2 months of 60 days.

You don't want to waste time contacting the owner if they're not in foreclosure anymore.

I know a lawyer in Texas who is happy every time she receives a call from investors because she will go after them.She is crazy because she is an investor, too, but I guess she found a way to make money, which is ridiculous

@Butch Greene, they may have lived in their primary residence a short period or profited so much as to exceed the tax exemption amount for selling a primary residence.

I've done it 3 times over 3 years and got 10 units for as little as 100K out of pocket on my end.

DSCR just has higher rates and if you overestimate the rents and underestimate the repairs or maintenance, the deal goes south quickly.
