The ROI on tax tools varies greatly from investor to investor and hinges on several variables, some of which can be objectively analyzed by a real estate tax expert and some of which require some subjective analysis (for which a real estate tax expert can provide valuable context).There are really 2 "no brainer" steps to take to get clarity for an informed decision:1 - Read Michael Plaks' posts about this topic.

That’s step 1. step 2 - contact a local commercial broker and ask what the avg cap rate is in the area for SS units. step 3 - use the cap rate the broker provided and the NOI from the docs the seller gave you.

In my experience, relying solely on pictures can be outright misleading, they do not provide insights into the internal structures or the condition of the roof, plumbing, and wiring to say the least.

We buy, fix, flip and manage and leave no stone unturned when looking for deals.We negotiate hard, buy with cash and close quickly.Gotta buy cheap in order to make margin but still deliver a turnkey property to investor at fair market value.I've always believed in "making money when you buy and not when you sell".So it's important to buy cheap.A strategy that I always tell all of our buyers when investing is to always "underestimate income and overestimate expenses".If you think it won't happen to you, it will and you can't go wrong including a margin of safety when predicting expenses.I hope that helps 👍
