You can also promise X amount of months rent to get him started, say 3 months and then he’s gotta do it on his own, find a roommate, etc.

There is a form the Virginia Real Estate Commission has created that you have to fill out..but the form basically says seller makes no promises, warranties or such about zoning, property condition, adjacent land, land in the area, whether its located in any sort of special historic, taxing, flood districts etc.

These tenants will be the kind to make promises and not follow through.

I promise you that it would especially suck to commute between your W2 job and home, knowing that you have to deal with maintenance issues and tenants, in an area that you don't really want to live in. 

So why not focus on being smart with your money and putting more emphasis on doing what really makes you happy, possible family and helping others.No one is promised tomorrow!
