I am currently trying to obtain a loan for an investment in FL and am being told that FL underwriting standards are very strict thus possibly preventing me from obtaining a conventional loan with 25% down.  

Assuming that there are no laws in AZ that prevent your servicing the loan without a license.  

I am new to RE as well, so I wanted to make a sheet that would help prevent me from overlooking things, thus the amount of detail.

Hello BP pros.I have a question of how you guys prevent your AC from being stolen in a SFH while rehabbing.

Make sure that your property management company is efficient (stay on top of preventative maintenance, inspections, and collections) and reasonably priced (ask for a multi-unit discount).  

If doing the labor myself saves $2500 in labor costs, but prevents me from getting the flip back on the market and/or increases the holding time - I have to decide which works best for me.

Make sure you understand the passive activity loss limitation rules and the at risk loss rules, which could prevent you from sheltering ordinary income from paper losses on your investments.

Rather than an oily, stinky coat she has hair similar to a human.She is bathed & groomed regularly.She is on a preventative to stop potential issues with fleas, etc.She is not a barker.

If someone has direct knowledge from the lender side I would love to know the reason or statutes that prevent it.

It's alot that cause over exposure and  prevent you from making a move.
