I have mixed emotions still about this because I'm getting $600/side rent plus pet and garage fees.

Was it like getting teeth pulled to qualify?  

It can take up to 4 months to get this process done and if you prepare ahead of time, it might save you being away from your pet.If you want to ship your pet to Hawaii from the mainland, you’ll also need to have your pet given a good bill of health from your local veterinarian.

My biggest pain point was pet smell.  

Your tenant is lying through her teeth.

When (and IF) traditional banks ever decide to re-fi at 100%, we will most likely be where we were in 2006-2009 where our pets could get a mortgage.  

We have always bought existing construction and remodeled and added on using contractors, except for painting and flooring, which we do ourselves.But, I often fantasize about building the perfect pet friendly multiplex.  

Option B) pay a one time pet fee.

These are things like paint color schemes, keeping each property in good repair, pet restrictions, holiday decorations, rental caps and all that small minutae that goes into how you can use your property and what you have to abide by.Rules and Regulations generally DO NOT require homeowner quorum/votes to change.
