Overall, he seems to want to do a basic cost seg for me on the FF&E and Capital Improvements and leave the original basis of the property on the conventional depreciation schedule.I would love some feedback, personal experience, thoughts on this matter.

I've done some with owner financing, I have taken personal loans, and I have paid cash for the property.

@Zach Knoll I sure hope you didn't pay for one of those syndication mastermind courses that sells you on the belief you can assemble all of the components and educate a bunch of random's on how to empty their IRA account to fund your deals.

All expenses must be paid from retirement funds. ( You can't use any personal funds or credit cards to pay bills on the rental). 

I have personally seen this come to 30-50% of the value of the home.

So instead of driving around you can use pin to find the property and the person.  

FWIW there's locations here in CA where you can (in person) get fake DL, SS card, I9 cert, smog cert etc.

But, personally I wouldn't start the renovation until I'd had done a background check on the person who lost the property, to see if they have other assets they could sell to redeem the property or relatives who might help them out. 

I am not one of those.I do personal communications with all the guests and they have my cell so they can call or text.
