The newer more renovated houses will continue to rise but I feel at some point mine will appear as an old dated house that somebody looks at and will want as a cheaper place to fix up and renovate.Other than this, I don't really enjoy the out-of-state investor aspect of relying on a property manager when this was always a hands on investment for me until I moved away.

You'll request a payoff statement from the lender, you'll hand that to the title company handling the sale/refi and when wired funds come in from the buyer/lender financing refi funds are wired to the payoff servicer to service that loan. 

No one here is going to ho;d your hand, do you research and find the stuff you are looking for to be dropped neatly in one thread. 

Both construction and eventual casino I would imagine bring more people to the area.

It's sad that some crooked people are causing issues because they have problems being honest in their business. 

In retrospect, it’s best to be hands on if you can and manage these types of properties yourself.

I would recommend you reach out to the people who are doing it on-market. 

It’s often sold as an alternative to larger security deposits or co-signers for people with bad credit bad rental history.
