Harrowgate is up and coming in my opinion, even though people still may call it Needle Park.

I'd love it if some of you much smarter people could look at my analysis and see if I'm missing anything?

While I was trying to be clear about not having any experience with you, I don't know if many people understand the fund of funds or co-sponsor structures and if/how they bring any value.

When there is no realtor involved, it could be fine, but it could be disguising the fact that there would be fraud going on or that the purchase price doesn't equal market value (i.e. two related people selling a property one to another at an inflated value, etc.)

In CA, most people use realtors/brokers for a sale, but in this context given the related party, you may be able to do it more privately with an attorney and escrow. 

Even though it is a bank there are still people behind it.

There are many factors, but the main one is that many people from the Denver Metro area want a ski house and Winter Park is one of the closer ski areas.

It seems that most people feel that purchasing a single property with all cash is not as good an idea as investing in multiple properties with leverage.
