I ran into a deal that is right across from an elementary school.

I ran into a case where the property was last used as commercial but historically it had been used as a residence before zoning existed, therefore they allowed it to be a residence again.Next, ask your lender if you can use FHA on this type of commercial zoning.

Additionally say someone is retired with little ongoing income except for properties but great net worth.

If you plan on going conventional, you will need to make sure you finances are in order and you have a solid history of employment or business income. 

Carriers will be contacted for immediate interest and if there isn’t any, your property is kept in a system where carriers will see your location as an ongoing opportunity.

We are looking for a trusted handyman for long term who can help us in maintaining the properties and fix the ongoing issues such as water leaks, electrical issues, plumbing issues, heating issues, appliances and kitchen issues etc. 

I ran the numbers on the deal, because I am a beginner and don't know much about real estate, is this a good deal, or is this a bad deal?

However I ran out of my own fund and am looking into private money.
