@Anthony Roberts your info, "having some difficulties finding good tenants", is actually pretty vauge.Are you having problems getting showings, applications, high enough credit scores, performing tenants or what?

I find the majority of them to have low repair costs and high ARV.

I am already doing the marketing (placed bandit signs, launching FB ad next week, selected   databases to purchase the list of properties that fall under high equity, vacant and other criteria, to be skip traced and cold called  and etc.). 

Are there any local or semi-local banks that offer loans to those with no experience?

I am doing my own due diligence but would appreciate advice from others in the local area given all the new supply that has come on recently and still to come in the Nashville metro area.My understanding is that this submarket is not that affluent but there is a lot of development going on, is right “in the path of progress” and would offer an experience for Class A renters that is unique from all the downtown development.

I wouldn't put too much stock in that offering price.

(Yes, I know everyone wants to sit out their high horse and say to get permits but it's different when you are eating a 12% loan while waiting for someone to check your project).Have you spoken to the city about what type of permitting you need?
