The only control I have comes in the form of additional income I can show when I refi, and whatever the appraiser values my improvements, so I will have to think in terms of an appraiser's valuation when I am making my repairs and updates.Great food for thought.Thanks.

You have to have a lot of food lined up for cattle or it gets real expensive.

I found that the majority of the expenses I do have, are a few drinks every other weekend and for takeout when i get lazy to make food at home.

Convenient drive to Whole Foods Market, movie theaters, and area restaurants.

At least in SF you can still walk everywhere, including parks, plenty of good food pick up options, etc. 

Often things end up on craigslist because they are on their last leg and I wouldn't want to take that risk considering I don't want the call stating that a fridge is out and all the tenants food is ruined.
