In this scenario you would do your normal screening on the new applicant, and write an addendum to add them as an authorized occupant.If you feel comfortable releasing the tenant from the lease you can write a new lease with the new parties and transfer the deposit to that lease. 

You could be a sales person at anything (cars, insurance copiers) etc until you were ready to start investing.  

The next day after arriving in Cleveland,  went around in a rental car to scoop out the neighborhoods.

How do you guys normally market?

From what I've been told buy rehabbers, wholesaling is in desperate need in Charlotte as inventory is crazy low, and I have a home in one of the hottest areas right now at a very good price, but yet.. nobody has reached out.How do you wholesalers normally market?

Also my bank account is there along with a small loan on a car.

They normally stock what you need.

I would not ask the question nor would I accept a tenant that I have not approved through my normal tenant recruitment and screening process.

Or maybe just go with the normal MLS listings and offer a lower price?
