I don't even have the tenants name to put on a 60 day notice, and since they aren't living their, do I even need a 60 day to get them out? 

@Chetan ChhedaNo, I do not agree that the girlfriend has any right to legally occupy that house if her name is not on the lease.

Funds needed include earnest money deposit, inspection costs, and downpayment funds just to name a few.
