This would indicate 2 contracts between these two parties.

I just bought a non-performing 2nd note on a home where the 1st note is current, but I just found out the house is under contract and listed for 189K.1st note balance is 196K.2nd note balance is 51K.Market Value is 232K, but it's listed at 189K.To me, the math just doesn't add up.

Can anyone tell me where I can get a sample of a wholesale contract and assignment form...Thanks for any information 

Here in my area finding a good wholesaler is like finding a needle in a haystack.99% of them don't have real deals and don't have the properties under contract.

BUT, if they show up with an unrecorded lease, or an option, or land contract, etc... they could have an equitable title claim.

Once he knows hes in the ballpark and $150k is good, get it in an attorney- prepared sales contract contingent on appraisal and inspection. 

I think we've all seen the post that show up every couple of day stating "I have a (X) -Units under contract in an apartment deal, What do I do next?"

2) In the Contract with Seller if they ask for proof of funds, how do you show that?
