Ripping equity from people without them knowing the options is the complete opposite of that.

Many of the property managers talk to each other and compare notes and share marketing ideas and 'run comps' on each other.The other option would be the 'enemy method' to search for similar size home within your community and others close by with similar amenities and scour their calendars. 

Have nearly the whole team baked out, right now just looking through different financing options. 

We are looking for STR options in Lakeland now and looking around that West Coast area as well.

My goal is to make 75K annually within a year through the acquisition of multi-family properties.

I have, but I have a say in the colour (ie they give me options to choose from) and it needs to be professionally done.

Not sure if there are other long term finance options (30 years preferably).

Side Note: Up front capital from my side is not an issue for down payments, and leaning towards the fix and flip strategy to build some cash and roll into a 1031 to ultimately get into the multi family space.  

For buy and holds, multi-families, retail, MHPs, etc., you would use something else.
