My lender just sold his STR 4BR unit in Kissimmee after two years because it wasn't performing well.

Typical documents are a mortgage or deed of trust (depends on your state, I believe Washington is a deed of trust state), and a promissory note.  

Also, try to see if the lender will allow to buy under LLC for better assset protection; by doing personal gurantee.
