I realize that is a very ambitious strategy, but I feel could be a viable solution to investing in an expensive market place.

My score is in the 700's but taking the rates from 18-21% to 9% by using IN CHARGE debt solutions (a non profit), just sounds really good right now.

I installed a Niagara 1.5 GPM shower head in the bathroom and voila the new tenant had no condensation problems.So in my case the solution to condensation problems was changing tenants and changing showerheads.

Perferably furnished to those looking for a short term solution.

Hey @Alex ShaughnessyYou are a very wise man for seeking a solution that your wife will be satisfied with.

My mother-in-law is now having to take care of everything (mowing in Texas heat, etc) so it would be nice if the solution would downsize their living space (already pretty small at about 1400 square feet) as well as removed the need to maintain the lawn, etc.

You can classified the area and the people who are leaving to leave in, not the property.You might have 1920 bungalow in Malibu - class A (because of the area and the people), and 2015 modern 3/2 SFR in Compton classified as class C (again, because of the area and the people). 

Obvious solution is to put down rugs but I'm hesitant as I don't want to take on that added expense.

The one's that are doing well do a lot of "little things" but, in my mind, here are the biggest "little" things you can do:1. refurbish with modern furniture.
