I installed a Niagara 1.5 GPM shower head in the bathroom and voila the new tenant had no condensation problems.So in my case the solution to condensation problems was changing tenants and changing showerheads.

My mother-in-law is now having to take care of everything (mowing in Texas heat, etc) so it would be nice if the solution would downsize their living space (already pretty small at about 1400 square feet) as well as removed the need to maintain the lawn, etc.

You can classified the area and the people who are leaving to leave in, not the property.You might have 1920 bungalow in Malibu - class A (because of the area and the people), and 2015 modern 3/2 SFR in Compton classified as class C (again, because of the area and the people).
