@Jeffery Waicak, you're absolutely right - the unsolicited offer is a beautiful thing because you can maintain that you weren't intending to sell but along came an offer you just couldn't refuse.  

What happens if an owner gets in a bind and can't sell but doesn't have money to maintain but could get a good renter. 

They are in violation of the lease:  Cannot get them to maintain the exterior of the property per the lease requirements (trash, weeds, no lawn care), and due to some work issues, he has been paying me every week instead of on the first for a few months.  

In my opinion, when a state imposes high taxes on its citizens, it deserves to have its property values plummet in order to maintain fiscal sense.

He hasnt kept records but from  the looks of the property it is well maintain also what do you think this property is worth?

My properties are well maintained and are in A, A- areas only.  

Advantages: The entire area is new development, so there is no run down areas or neighborhoods; the complex has a club house and a pool, which is attractive to tenets; the HOA covers all of the outside maintainence; they are building a campus extension of a local university; close to interstate;  plans for business development in the area are extensive.  

By maintaining a service approach and concern for the greater good of the community, we play a valuable and important role.
