We live in peculiar times and it's important you understand your rights and your client's rights when it comes to pets, ESA's and SA's, as it's easy to get sued if you go the wrong direction with things, and if you make the wrong choices, you will lose the lawsuit every time.

If it wasn't a contractor situation, any other person suing you would file a lis pendens to notify anyone with interest in the property that a lawsuit is filed that could affect title.

Now, with that said, you should protect yourself by filing a law suit against the person of interest and have a judgement from the court to back your statements, before posting names, numbers and personal info on line.Even if the person has done such a dastardly job and ripped you off, he/she must be found guilty in either small claims court ($14-$29) filing fee depending what county in WA State, Civil/Superior ($20-$400) filing fee depends what county in WA.

This means that you will probably need to pay registration and filing fees in at least 2 states if you don’t buy CA property as a CA resident.Any lawsuits should be limited to the assets of the LLC and not your personal assets (assuming you run the LLC appropriately and the corporate veil is not pierced, some debate as to SMLLC).

This works like a cash out refi loan but its really a purchase loan.For all three options above :- Buying in the name of an LLC adds an additional issue or risk (Its a new rule and not applicable to me so check into it with your broker)- Condos and HOAs could prevent approvals if the health of the HOA is questionable or if there are several Rentals in the community already, existing lawsuits, budget concerns, or too many units owned by the same entity. - Ask your mortgage broker to verify your refi plan before you go ahead and buy anything you plan to refi.
