Kids are in my 5 year plan so I'd like to be near a good elementary school. 

My situation: I have been learning about REI for a while and recently decided to start actively exploring opportunities.

My family is looking to move to a place which is suitable for a family with kid to live in, and in the meanwhile makes sence investing in RE considering the market, RE and income tax rates, and landlord friendly. 

@Gary Woodring if you are buying a larger deal, I would explore using agency debt.

Include any honest details that you can:  want to invest for the future of my family,  for my kids' college education, etc.   

.#2 Make sure you have 6-9 reserves for the Condo#3 With the loan money, you can explore options with purchasing your primary residence, how much would that help your monthly mortgage instead of renting. ( don't forget about the tax benefits of homeownership in tax write offs of property taxes and interest)I am not sure how much equity you have, but if you still have cash left over, I would consider re-investing in another property. 

I hit about 20 houses while working full time with young kids before I started to really do myself a disservice by self-managing. 

While I’m not looking for a quick fix per se, I am looking for cash flow so my wife and I can leave our W-2 job and spend more time with the kids/family.

It is a law in most states.Of course, just kidding. 

I wanted to resume Real Estate investment, I was out-priced in my locale so explored out of state investing.
