I suggest two things 1) contacting City of Miami Police and speak with either a Sargent or Commander for Special Investigations and 2) contact MPD Records and request all reports related to your property.

Buyers won't notice the windows, but will get a sense that the house is fresh and clean.  

I had them screened and two fresh coats of fresh poly laid down which will hopefully help keep them in good shape.  

I've been investigating "schools" for over a year now, those that specialize as real estate investing are guru run or guru motivated, there was one that appeared to be accredited, but when I say guru motivated I mean a private college, like a business college that is over priced.

So we've started investigating shipping container homes as an alternative option.  

If the funding entity has an equity position in the underlying business, there would be UBTI exposure.To fully answer such a question would require more details, and would be something we could investigate for a client with one of our plans, but not as an a la carte service or as part of a web forum.  

But now after reading your post and doing some additional investigation, I am now under the impression that this applies only within the maximum limit defined by the security instrument and note. 

with a 3 or 4 unit you can have a vacancy and still be in neutral for a couple months, not going backwards.  2 months vacant on a duplex at $800 a month missing rent takes a year and 2 months to recoup your losses if you are cash flowing $200 per month (which you should be at least and I doubt a one bedroom apartment is going to get you there)  I wouldn't go crazy on the rennovations ethier, fresh paint and fix the worst few things and put it on craigslist. 

Of course, a fresh appraisal would be ordered at the time of refi, but if it did not go down ...
